The developer of Villa Amalia, south of Torrevieja’s urban centre beside the N-332, has revised its planning proposal to concentrate 455 homes on two interior plots, with buildings limited to six and seven storeys.
The scheme is at the public consultation stage and reduces heights from the 2024 draft, which allowed a maximum of eight and ten storeys; it has not received final approval.
The amendment retains the ceiling of 925 homes across the whole sector and does not increase its total permitted residential floor space, although it redistributes development previously spread across five plots.
Housing moves away from the road
The three plots losing residential use had allocations for 146 homes and 8,804 square metres of floor space, which are transferred to the two interior plots that remain undeveloped.
One of these rises from 175 to 258 homes and the other from 134 to 197, giving a combined 455 homes and 27,283 square metres of permitted floor space.
The redistribution responds to the project to dual the N-332 bypass, which takes up part of the protective green strip and brings the road closer to the western residential edge.
The proposal replaces the homes planned beside the road with open spaces, green areas and drainage infrastructure, while concentrating building within the interior of the development area.
Eight blocks as a possible layout
The current limits are seven storeys in total and 24.5 metres on one plot, and six storeys and 21 metres on the other, approximately 25% to 30% lower than the previous draft.
The design envisages eight blocks, four on each plot, but the documentation warns that this layout is a possible solution and does not make the final number of buildings compulsory.
The coastal authority required the scheme to avoid architectural barriers and concentrations of building volume within the coastal influence zone, without expressly ordering a reduction from ten to seven storeys.
The procedure provides for 45 working days of public consultation before progressing towards final approval, and the roads authority requires the noise protection measures for the N-332 to be specified.
The future project must also define its drainage solutions and demonstrate that the attenuation basin, existing pumping installation and road drainage can jointly handle water reaching the low point on Calle Ramón Rubial.
